Must be renewed annually for properties with a gas supply.

Electrical Installation Condition Report, required every 5 years.

Minimum Energy Efficiency Standards require at least an E rating.

4. Is the tenant deposit protected in a government-approved scheme?

Must be protected within 30 days of receipt.

5. Did you serve Prescribed Information within 30 days?

Required alongside deposit protection — details of the scheme, contact info, etc.

6. Do you have working smoke alarms on every floor?

Required on every storey with living accommodation.

7. Do you have CO alarms in rooms with combustion appliances?

Carbon monoxide alarms required near boilers, gas fires, etc.

8. Have you completed Right to Rent checks for all adult occupiers?

Must verify immigration status before tenancy starts.

9. Have you served the How to Rent guide?

Must be provided to tenants before the tenancy begins (England).

10. Do you have a legionella risk assessment?

Recommended every 2 years — assesses water system safety.
